Friable Asbestos Removal Sydney
Friable asbestos is the most hazardous form of asbestos you can encounter in a home or commercial building. Because it crumbles easily and releases fibres into the air, the law treats it differently to bonded asbestos sheeting. In NSW, friable asbestos removal can only be carried out by a removalist holding a Class A asbestos removal licence.
The Strip Out Kings are licensed Class A and Class B asbestos removalists based in Kirrawee, servicing homes, businesses and demolition sites across Sydney and NSW. Every friable removal job we take on is planned, contained, air-monitored and cleared in line with SafeWork NSW codes of practice, so you get a site that is verified safe, not just swept clean.
What Is Friable Asbestos?
Friable asbestos is any asbestos-containing material that, when dry, can be crumbled, pulverised or reduced to powder by hand pressure. Because the fibres are loosely bound, they become airborne with very little disturbance, and airborne fibres are what make asbestos dangerous to human health.
Common friable asbestos materials found in Sydney properties include:
- Pipe and boiler lagging (insulation wrapped around hot water pipes)
- Sprayed limpet insulation on beams, ceilings and structural steel
- Low-density asbestos fibre board (LDB), often used in ceilings and eaves
- Loose-fill asbestos insulation
- Backing material behind vinyl sheet flooring
- Bonded asbestos products that have been damaged by fire, water, weathering or age
That last point matters: asbestos cement sheeting (fibro) is normally non-friable, but once it is cracked, burnt or badly weathered it can start behaving like friable material, and it needs to be treated with the same caution.
Friable vs Non-Friable Asbestos: What's the Difference?
Non-friable (or bonded) asbestos is material where the fibres are firmly held in a cement or resin matrix. Think fibro wall sheeting, corrugated roofing and vinyl floor tiles. While it still has to be handled and disposed of correctly, bonded asbestos poses a lower risk while it stays intact.
Friable asbestos offers no such protection. The fibres are loose, so drilling, cutting, water blasting or even brushing against the material can release them into the air. That is why the licensing, containment and clearance requirements for friable asbestos removal are far stricter.
The Strip Out Kings hold both licence classes, so whether your project involves non-friable asbestos removal in Sydney (fibro sheets, roofing, fences) or fully contained friable removal, one team can manage the entire job, including any strip out or demolition work around it.
Why Friable Asbestos Removal Is Class A Licensed Work
Under NSW work health and safety law, any amount of friable asbestos may only be removed by the holder of a Class A asbestos removal licence. A Class B licence covers larger quantities of bonded (non-friable) asbestos, but it does not permit friable work: no exceptions, no small-job workaround.
Class A asbestos removal also comes with obligations that go well beyond the removal itself
- SafeWork NSW must be notified before licensed removal work starts
- The work must be supervised by a licensed asbestos removal supervisor
- The removal area must be contained, typically with sealed enclosures and negative air pressure units
- An independent licensed asbestos assessor must carry out air monitoring during friable removal
- The site cannot be reoccupied until the assessor issues a clearance certificate
If a contractor offers to remove pipe lagging, sprayed insulation or fire-damaged fibro without mentioning a Class A asbestos removal licence, containment or clearance certificates, that is a red flag. Ask to see the licence. Reputable removalists expect the question.
Our Friable Asbestos Removal Process
Every friable job we complete across Sydney follows the same controlled process:
1. Inspection and testing
We identify suspect materials and, where needed, arrange laboratory testing to confirm what you’re dealing with.
2. Asbestos removal control plan and notification
We prepare the control plan for the site and lodge the required notification with SafeWork NSW before work begins.
3. Full containment
The work area is sealed with plastic enclosures, fitted with negative air units and a decontamination unit for the removal team.
4. Controlled removal
Licensed removalists in full PPE and supplied-air or filtered respirators remove the material using wet methods that suppress dust.
5. Air monitoring
An independent licensed asbestos assessor monitors fibre levels throughout the removal.
6. Lawful disposal
All asbestos waste is double-wrapped, labelled and transported to an EPA-licensed disposal facility.
7. Clearance certificate
The assessor inspects and tests the area, then issues the clearance certificate confirming the space is safe to reoccupy.
You receive the paperwork at every step (testing results, notification, disposal receipts and the final clearance certificate), which is essential if you’re renovating, selling or managing a commercial property.
Where Friable Asbestos Hides in Sydney Properties
If your home or building went up before 1990, there is a fair chance asbestos was used somewhere in it. Friable materials tend to hide in places owners rarely look: around hot water pipes and heating units, sprayed onto structural steel in commercial buildings, in ceiling insulation and eaves linings, and beneath old vinyl flooring. Fire-damaged or storm-damaged fibro is another common trigger for friable removal work.
Not sure what you’re looking at? Don’t touch it, don’t test it yourself. It’s best to take a photo, close off the area and give us a call.

Friable Asbestos Removal FAQs
Can I remove friable asbestos myself?
No. In NSW, friable asbestos may only be removed by a Class A licensed removalist, regardless of the quantity. DIY removal of friable material is illegal and genuinely dangerous.
How long does friable asbestos removal take?
It depends on the amount of material, access and containment requirements. Small residential jobs may be completed in a day or two; larger commercial removals take longer. We’ll give you a clear timeline with your quote.
Will I need to leave my home during removal?
Usually, yes. At least for the contained work area. Because friable removal happens inside sealed enclosures with air monitoring, adjoining spaces can often remain in use. We’ll confirm what applies to your property during the inspection.
How much does friable asbestos removal cost in Sydney?
Cost depends on the type and quantity of material, access, containment and disposal requirements. We provide fixed, itemised quotes after inspection, so there are no surprises.
